A catalyst for neighborhood development
Located at the northeastern edge of downtown St. Louis, the former Cochran Gardens neighborhood is being redeveloped into an attractive mixed income community with a range of amenities. The Cambridge Heights Senior Living project links the established surrounding residential neighborhoods together, and serves as a catalyst for further development nearby.
KAI’s design of the $45 million senior living facility is a three-story, 89,549 SF brick veneer building consisting of 117 apartments featuring 114 one-bedroom and three two-bedroom units.
Common space includes office space for the management agent, a community room, kitchenette, laundry facilities on each floor, lounge areas throughout the building, a billiard room, a computer room and a fitness center. A courtyard provides common outdoor green space. Approximately 51 private parking spaces are available to building residents.

The Impact
A unique design within the neighborhood context.
The design needed to complement the other housing developments in the community but still display its own style and charm. KAI’s building design gestures to St. Louis’ strong masonry tradition.
