KAI’s Design-Build Approach

Many people view the design-build delivery method as a relatively modern innovation. In reality, it is one of the oldest forms of project delivery. Historic landmarks such as the Parthenon in Athens, the Colosseum in Rome, and the Great Pyramids of Giza were realized through a master builder model; a single entity responsible for both design and construction. The Italian Renaissance further elevated this model. Architects such as Jacopo Sansovino, Donato Bramante and Andrea Palladio were not only designers, but builders who carried projects from concept through completion. Palladio’s Villa La Rotonda, for example, remains a study in symmetry and proportion, demonstrating how unified leadership across design and construction can result in enduring architecture.
