Film Explores the Vision, Determination and History Behind KAI’s Evolution into a National Design and Construction Firm
KAI Enterprises recently celebrated the pioneering career and lasting legacy of its founder and chairman, Michael E. Kennedy Sr., with special screenings of The KAI Origin Story (video link below), a documentary chronicling his remarkable journey and the evolution of the nationally recognized design and construction firm he established more than four decades ago.
Executive produced by KAI CEO Michael Kennedy Jr. and his younger brother, Chad Kennedy, in partnership with St. Louis-based media production company Unbridled Media, the 30-minute documentary explores how Michael Kennedy Sr. overcame racial barriers as a young man in the late 1960s to earn an architecture degree from Washington University, become one of the few licensed Black architects practicing in Missouri at the time and establish one of the nation’s largest minority-owned and -led design and construction firms.
“Before we had blueprints, contracts and offices across the country, there was a vision. My father didn’t just start a business, he broke barriers and laid the foundation for a new kind of firm built on grit, purpose and his faith. This is how the story of KAI came to be, where we came from, what we stand for and where we’re going next,” said Michael Kennedy Jr. of his inspiration for developing the documentary.

“This was an incredible project that we worked on with Unbridled Media and my brother Chad,” Michael continued. “The team did an amazing job bringing our family’s story, my father’s vision and the journey of KAI to life. My goal was to create a unique gift for my dad’s 80th birthday that he would never forget and to let him know how much what he started more than four decades ago continues to impact people, communities and the next generation of KAI today.”
The documentary was first screened Aug. 27 during KAI Week at Alamo Drafthouse Cinema at City Foundry STL in St. Louis, where friends, family, colleagues and supporters gathered to celebrate Michael Kennedy Sr.’s 80th birthday. A second screening and celebration followed Oct. 21 at KAI’s Dallas-Fort Worth office, bringing together colleagues and supporters in North Texas to honor the firm’s founder and reflect on KAI’s history and legacy.
The KAI Origin Story brings together archival footage spanning the firm’s history, photographs from the Kennedy family album and personal interviews with Michael Kennedy Sr., Michael Kennedy Jr., other Kennedy family members and KAI leaders, including President Darren James, Managing Principal Brad Simmons and KAI 360 Construction Services President and Partner Bruce Wood, among others.
Together, these firsthand accounts trace the challenges, defining moments and strategic decisions that shaped KAI’s growth, offering a personal look at the determination, leadership and vision behind the firm’s success.
“The KAI story is a great business case for strategic planning, adapting to changing market conditions, fortitude and preparation for the next generation of leadership,” said Custom Engineering CEO Joe Davis, PE.
Founded in 1980 in the basement of Michael Kennedy Sr.’s St. Louis home, KAI has grown from a small architecture practice into a multidisciplinary design and construction firm with more than 160 architects, engineers, interior designers, builders and support staff. Today, KAI is headquartered in St. Louis, with regional offices in Dallas-Fort Worth and Atlanta, as well as additional project offices across the country.
Throughout its evolution, the firm has remained committed to the principles established by its founder, combining technical excellence with a mission to create meaningful and lasting social impact. More than 60% of KAI’s work is rooted in underserved neighborhoods, reflecting its longstanding commitment to strengthening communities through thoughtful design, engineering and construction.
“We’re a company that believes our work can transform communities, elevate lives and bring people together in ways that matter. We believe that not because it sounds good in the mission statement, but because we witness it unfolding every single day,” said Kennedy Jr.
While KAI’s identity as a minority-owned and -led firm remains foundational to its story, its continued growth and reputation reflect decades of technical expertise, innovation and leadership in delivering complex projects across the country. From major airport and convention center expansions to educational campuses, health care facilities and critical infrastructure improvements, the firm has built a legacy of transforming communities through the built environment.
That commitment has earned KAI national and regional recognition, including Top Workplace honors from multiple publications, the Associated General Contractors of America’s national Diversity & Inclusion Excellence Award and recognition by the Dallas Business Journal as one of the Top 5 Black-Owned Businesses in North Texas in 2025.
More than a celebration of its founder’s remarkable achievements, The KAI Origin Story serves as a tribute to Michael Kennedy Sr.’s perseverance and vision, reflecting the values that have shaped KAI’s legacy and continue to inspire its next generation of leaders.
