KAI Design is excited to announce the hiring of Nicholas “Nic” Simmerman, AIA, NCARB, LEED AP BD+C as Project Manager at its Dallas-Fort Worth, TX, office.
Simmerman brings over 18 years of experience in the architecture industry, having worked on a diverse range of projects, from large healthcare renovations and adaptive reuse of warehouse spaces to luxury multi-family hospitality and modern office developments.
In his role as Project Manager, he is responsible for ensuring overall project profitability and customer satisfaction. He will manage owner relations and oversee the performance of subcontractors and KAI personnel.

Nic has quickly showcased his ability to take a leadership role, promote a collaborative environment and drive positive results—key attributes of the KAI culture.”
Prior to joining KAI, Simmerman owned and operated a boutique firm, High Architecture, where he designed projects in nine states. He was also a Partner and Director of Commercial at Type Six Design & Development Services in Arlington, TX, and a Project Architect and Manager for SBL Architecture in Arlington, TX.
Simmerman’s project portfolio includes a diverse range of work such as departmental renovations for Tenet Healthcare System, and Concentra Urgent Care and Studio Movie Grill locations across multiple states. He has also worked on commercial developments for the Victory Real Estate Group in the Dallas-Fort Worth metroplex, the UT Southwestern Medical Center’s Specialty Pharmacy and Animal Resource Center in Dallas, TX, and the Mountain Vista Suites in Flagstaff, AZ.
Simmerman holds a Bachelor of Science in Architecture and a Master of Architecture and Business Administration from the University of Texas at Arlington. He is NCARB certified and LEED AP BD+C accredited, a longstanding member of the American Institute of Architects, and a licensed architect in nine states.
Simmerman and his wife, Nicole, have three children, Nate (16), Natalee (8) and Naaman (7), as well as four dogs.
