A full community of senior housing, affordable housing and market-rate rentals
KAI, working with a development partner and the St. Louis Housing Authority, created a dynamic 30+ acre HOPE VI-funded, mixed-income community of senior housing, affordable housing and market-rate rentals at the site of the former Arthur Blumeyer public housing buildings, which were demolished. The original Blumeyer site contained apartment buildings for families as well as for seniors, and Renaissance Place continues that tradition of senior living.
Senior Living is an $80 million, 109,000 SF 3-story, universally-designed accessible building with 110 units. A second building is also universally-designed for accessibility and is for non-seniors. Amenities in this new development include lounges, fitness center, billiards room, large multipurpose community room, common kitchen and dining room, sunroom, beauty salon/barber shop and a medical suite.

The Impact
A Sustainable Hope VI Development
This project sought to achieve the goal of rebuilding a mixed-income, mixed-density, culturally-diverse, amenity-rich neighborhood based on some of the best St. Louis neighborhood traditions. Renamed ‘Renaissance Place at Grand’ by the residents, the project Master Plan created an attractive and sustainable urban neighborhood on the doorstep of St. Louis’s cultural district.
